Short Sale Seminars in El Dorado Hills

We just had another short sale seminar at Old Republic Title in El Dorado Hills, sponsored by Intero Realtors of El Dorado Hills.  Paul Norton and Jody Durkett did a great job of facilitating.  We had a wonderful credit specialist as well as a title officer, an Certified Public Accountant (Sam Hoppe, one of the best around), and yes, me.

Short Sale Seminar in El Dorado Hills

For those in the Folsom. Placerville, and El Dorado Hills area, who are interested in learning more about short sales, there will be two seminars held in El Dorado Hills at the Town Center, at Old Republic Title.  The seminars are on Wednesday evening from 6:30 to 8:30 p.m., and Saturday morning from 9:30 to 11:30 a.m. 

I will be speaking at the seminars as part of an expert panel.  Other experts include a C.P.A., a credit specialist, title officers, and real estate agents, all with short sale experience.  For more information, contact Jody at Intero in El Dorado Hills.

An El Dorado Hills Broker Who Knows His Short Sales

With the next wave of foreclosures coming upon us, it’s important to know who out there is qualified to help with a short sale.  Even if you aren’t contemplating this well-utilized option, you probably know someone who is, or should.  And it’s great to have names available in case your family member or friend is in need.

Estate Plan for Your Parents-Looking Out for Your (Older) Loved Ones

So much focus on the importance of getting your immediate family’s future in order with your own estate plan.  And rightfully so.  What is often neglected is the need for the older parents, who never got around to putting a plan together.  There are many questions, as this reader brings up, that need to be answered so that everyone in your family can be comfortable with the plan in place.  The company, Elder Options, Inc.,  is a local business, out of the Sacramento and El Dorado County area, that helps families get their finances and real estate options in order when an older family member is in need.  Check out this article in today’s Village Life (an El Dorado Hills weekly newspaper).  It may answer a couple of questions you have.  Important ones, such as “when is a child responsible for his/her parents’ liabilities for health care?”.  Still have questions about this subject?  Please call a trusted attorney or adviser.

Your Deed of Trust Makes You the Protector of Your Property

Of course, you’re going to protect your home and your property.  It’s where you live, where you sleep, hug your kids.  That’s reason enough.  But there’s one more reason, and this one you signed up for in writing.  That is, if your property is security for a loan you took to buy it.

It’s aptly called “waste”, which is the, yes, legal term, for doing something to damage your lender’s investment in your property.  The classic cases center around things such as unreasonably removing timber from the property, or tearing up the land for its minerals.  However, there are more subtle versions of waste as well.

The language in the deed of trust usually goes something like this: “keep property in good condition and repair”.  What does this mean?  It could mean whatever a judge thinks it means.  Most likely, it simply holds that the landowner must protect the property from damage, and repair the property if there is damage. 

Did you know that failure to make repairs to your property after a fire or an earthquake, or some disaster like that, could be waste?  And in today’s economy, be aware of this one:  failure to make property insurance payments can constitute waste. It’s always a good thing to make sure your insurance agent is covering every possible loss or damage that could occur at your home or property. 

In Turlock, one agent I recommend for this is Jeremy Benjamin, at Winton Ireland Insurance, a reputable firm in the Central Valley.  I also recommend a couple of Folsom/El Dorado Hills agents. One is Susan Horn-Deubel.

Estate Planning Info at El Dorado Hills Community Fair

Instead of kids’ soccer games, which is my most favorite way to spend Saturdays, I will have a booth at the El Dorado Hills Community Family Fair.  I’m mostly going to promote my firm’s estate planning services.  Trusts, wills, advanced health care directives, etc.  So if you’re in the area stop by.

Oh, and I am also holding a raffle for 2 tickets to the 49ers vs. Patriots game next month.  I’ll announce the winner here soon.  Drawing is today at 4:00 p.m.  Go Niners!
